General contracting services

We provide comprehensive implementation of construction works contracted by the investor: from laying the foundation stone to finishing works. General Contracting is carried out by the parent company Unibep SA and the subsidiaries and representative offices present in the countries where operations are carried out. Territorially, it covers the area of Poland and Eastern Europe. It is the largest segment of the Unibep Group's operations, generating about 50% of revenues. Our main specialty is residential construction. However, activities carried out in recent years to diversify our business have pushed commercial and service, public utility, industrial, energy and military construction to play an increasingly important role in our operations. This is reflected in our recent realizations, including in foreign markets.
General Contracting Domestic Market. For years, Unibep SA's position in the central Polish market has been stable and well-established, as confirmed by numerous rankings compiled by experts and industry institutions. The company's main specialty in the domestic market is residential construction, which is specifically implemented in the markets of Warsaw and Poznan, but also in Krakow, Lodz and Szczecin. We carry out many investments for investors who, once again in a row, place their trust in us, so that together we can carry out further projects. These include OKAM Capital, Yareal, Victoria Dom and the Finnish developer YIT Development. This aspect testifies not only to our technical competence but, more importantly, confirms our ability to build long-lasting, good relationships with customers.
In the case of industrial and energy construction, in 2020 and 2021 we expanded our area of operations to include the West Pomeranian and Silesian provinces. Here should be mentioned the implementation of two demanding, in terms of technology and workmanship, projects: the "Police Polymers" complex and the Cieszyn Power Plant. We are also making more and more investments in the area of military construction. For the military, we have realized, among other things, the NSM Anti-ship Missile Service Center commissioned by Wojskowych Zakłady Elektroniczne S.A., based in Zielonka, and a complex of buildings with accompanying infrastructure for the Military Unit in Węgorzewo. Our company has the appropriate safety certificates to complete construction work for the military.
Unibep has experience in the implementation of public buildings. We were the general contractor of the Podlasie Opera House and Philharmonic Hall and the Swietokrzyska Philharmonic Hall. The contract for the construction of the Campus of the Academy of Music in Bydgoszcz, won in a public tender, deserves special mention. This is one of the largest contracts for this type of investment that Unibep SA has signed in its entire history. Mention should also be made of the Polish Army Museum in Ossów, which we are building.
Unibep SA is consistently implementing the decision made in previous years to continue its activities related to the development of BIM technology. This is the future of the construction industry and we must participate in these changes. The first buildings using this technology have either been commissioned or are under construction. Here we should mention, for example, the Unique Tower apartment building, commissioned in 2021, located in Warsaw's Wola district, at 51 Grzybowska St. It consists of 3 towers, the tallest of which measures nearly 100 meters high. Another ambitious BIM-designed investment is also worth mentioning. It is the Pracownia Przewrotu Kopernikańskiego in Warsaw, representing public utility construction. We also use BIM technology in the design of residential developments. One of them is an investment called Fama Jeżyce located on the site of the former Wiepofama production plant in Poznań. The experience and competence we have in this area allow Unibep SA to acquire technically complex and ambitious projects.
General Contracting Export. In export markets, the company constructs residential buildings, retail, office, sports, hotels and logistics centers. To date, our activity has been concentrated in the eastern markets: Belarus (since 2010) and Ukraine (since 2017). Currently, there are no investments in eastern markets. At the end of 2021, the company's management decided to practically withdraw from the Belarusian market. At the same time, the company's authorities declare that the company still wants to be active on the Ukrainian market and wants to carry out investments for which contracts have been signed, provided, of course, that the geopolitical situation in the region allows it. In view of the above, the decision was made to keep the representative office of Unibep SA in Lviv.
